Monthly Fees

A Monthly Fee includes the costs of operations, maintenance, utilities, insurance, real-estate taxes, and payments on your share of the mortgage as well as reserves for operations, repairs, and replacements.

The following is a list of covered services and amenities:

Utilities including water, sewer, gas, trash removal, telephone, Direct TV, Internet/WiFi and recycling are covered within the monthly fees. Personal property insurance, electricity and long distance phone calls are left to the member.

  • Homes come complete with all kitchen and laundry appliances

  • Repair or replacement of ALL provided appliances

  • Reserves for future operations, repairs and replacement (including carpeting)

  • Individually controlled heat and air conditioning in each home

  • Security and fire protection systems

  • All lawn care and snow removal

  • Annual window washing and furnace filter change

  • Prices of the units vary by size of the home you choose.
